The accommodation operates under the name Villa Kyma.
Through this Website, visitors and users may receive information about Villa Kyma, its accommodation options, services, availability, contact details and reservation procedures.

Definitions
For the purposes of these Terms & Conditions:
The term “Website” means https://villa-kyma.com/.
The terms “Villa Kyma”, “we”, “us”, “our” or “Accommodation” refer to the accommodation business operated by the sole proprietorship of BOUKOBZA ILANN LEO.
The terms “visitor”, “user”, “guest” or “you” refer to any person visiting the Website, requesting information, submitting a reservation request or staying at the accommodation.
The term “Terms” means the present Terms & Conditions.
Use of the Website
Visitors are permitted to use the Website for lawful purposes only and in accordance with Greek, European and international law.
Users must not use the Website in any way that may cause damage, interruption, malfunction or unauthorized access to the Website, its content, its systems or its services.
Users must not use the Website for illegal, abusive, fraudulent, misleading or harmful purposes, or in any way that may affect the rights, reputation or operation of Villa Kyma or third parties.
Accommodation and Reservations
Villa Kyma provides tourist accommodation services in Aegina, Greece.
Depending on availability and the specific agreement with the guest, Villa Kyma may be offered either as an entire villa or as separate independent rooms/units.
Each room/unit may include, depending on the specific accommodation type and description, basic facilities such as a private bathroom, bed, kitchen or kitchenette, balcony and basic equipment necessary for the guest’s stay.
Availability, prices, facilities and services may vary depending on the period, type of reservation, length of stay and the agreement made with the guest.
Reservation requests may be made through the Website, email, telephone or any other communication channel accepted by Villa Kyma. A reservation is considered confirmed only after the required deposit has been received or after written confirmation has been provided by Villa Kyma.
If a reservation is made through a third-party platform, such as an online travel agency or booking platform, the terms and conditions of that platform may also apply.
Deposit, Advance Payment and Reservation Confirmation
In order to confirm a reservation, Villa Kyma may request an advance payment equal to 50% of the total accommodation price, unless otherwise agreed in writing with the guest.
The advance payment is paid by bank transfer to the bank account indicated by Villa Kyma.
A reservation is considered confirmed only after Villa Kyma has confirmed the reservation in writing and the required advance payment has been received, or after valid proof of payment has been provided and accepted by Villa Kyma.
The remaining balance is paid upon arrival or before arrival, always following prior agreement between Villa Kyma and the guest.
Before the confirmation of the reservation, Villa Kyma informs the guest of the main accommodation details, the total price, the included services, any additional charges, applicable taxes or fees, the payment method and the cancellation policy.
If a reservation is made through a third-party platform, such as Booking.com, Airbnb or any other online travel agency, the reservation, payment and cancellation terms of that platform may also apply.
Cancellation Policy
If the guest cancels the reservation at least 30 days before the scheduled arrival date, the advance payment may be refunded.
If the guest cancels the reservation less than 30 days before the scheduled arrival date, the amount already paid may be retained by Villa Kyma, according to the reservation terms agreed with the guest.
In case of no-show, meaning that the guest does not arrive on the scheduled arrival date without prior acceptable arrangement, the reservation is considered cancelled and the amount already paid may be retained.
In case of early departure, Villa Kyma is not obliged to refund any amount for the unused days of the stay, unless otherwise agreed in writing.
Any refund, where applicable, may be subject to bank charges or transaction fees, which may be borne by the guest unless otherwise agreed.
Reservations Through Third-Party Platforms
Villa Kyma may also be available for reservations through third-party booking platforms, such as Booking.com, Airbnb or other online travel agencies.
When a reservation is made through a third-party platform, the reservation may be subject to the terms, conditions, payment policies, cancellation policies, refund rules and procedures of that specific platform.
In case of any conflict between these Terms & Conditions and the terms of the third-party platform through which the reservation was made, the terms of the third-party platform shall apply to the extent that they govern the specific reservation, payment, cancellation or refund procedure.
Guests are responsible for reviewing and accepting the applicable terms and policies of the platform before completing their reservation.
Villa Kyma is not responsible for technical issues, platform fees, payment processing delays, refund processing times or other procedures controlled exclusively by the third-party platform.
Check-in and Check-out
Check-in is available from 15:00 on the day of arrival.
Check-out must be completed by 11:00 on the day of departure.
Early check-in or late check-out may be possible only upon availability and prior agreement with Villa Kyma.
Guests are kindly requested to inform Villa Kyma in advance of their expected arrival time.
House Rules
Guests must use the accommodation with care, respect and in accordance with the rules of good conduct.
Guests must not cause damage to the accommodation, its equipment, furniture, facilities or common areas.
Guests must not disturb other guests, neighbours or nearby properties.
Parties, events and gatherings are not permitted without prior written approval from Villa Kyma.
Smoking is not permitted inside the accommodation.
Pets are allowed only after prior communication and approval by Villa Kyma.
Guests must respect quiet hours and avoid any behaviour that may cause nuisance or disturbance.
The accommodation may only be used by the persons included in the reservation, unless otherwise agreed with Villa Kyma.
Guests are responsible for any damage, loss or excessive cleaning required due to their actions, negligence or improper use of the accommodation.
Basic Services and Facilities
Villa Kyma provides basic accommodation services and facilities, which may include, depending on the reservation type:
access to the reserved villa, room or unit,
private bathroom,
bed and basic furniture,
kitchen or kitchenette, where available,
balcony, where available,
air conditioning,
Wi-Fi access,
bed linen and towels,
basic kitchen equipment, where available,
cleaning before arrival,
basic information regarding the accommodation and the surrounding area.
Additional services, such as transfer, extra cleaning, breakfast, laundry, ironing or other services, may be provided only if available and following prior agreement with Villa Kyma. Such services may be subject to additional charges.
Guest Responsibility and Damages
Guests are responsible for the proper use of the accommodation and all facilities, furniture, appliances and equipment provided.
In case of damage, loss, misuse or excessive wear caused by the guest or by persons staying with or visiting the guest, Villa Kyma reserves the right to request compensation.
Guests must immediately inform Villa Kyma of any damage, malfunction or problem noticed during their stay.
Industrial and Intellectual Property Rights
The content of the Website, including but not limited to texts, photographs, images, graphics, logos, design, layout, trademarks, distinctive signs, information and any other material, belongs to Villa Kyma or to its respective lawful owners.
Copying, reproduction, modification, distribution, publication, transmission, display or commercial use of the Website content, in whole or in part, is prohibited without prior written permission from Villa Kyma or the respective rights holder.
